DDA nod to funds for upkeep
The DDA on Tuesday approved a 30-year special maintenance fund for the new group housing pockets to be developed by it. It also approved change of use from residential to public/ semi-public university campus at Dheerpur residential scheme, Phase-I.
In a meeting, chaired by lieutenant-governor Tejendra Khanna, who is also the chairman of the DDA, the Authority approved the special maintenance fund, which will be charged from the allottees at the time of taking possession.
The fund will take care of the maintenance work that would include: grit wash once in 10 years, stair well (plaster and whitewash) once in three years, railings (staircase and common landings) once in three years, flooring (staircase and common landings) once in five years, sanitation line drainage and sewerage once in three years, repair of parapets once in 10 years and repair of balconies once in 10 years. It has been felt earlier that while people carry out repairs needed in their flats, the common areas remain neglected giving the complex a shabby look.
The DDA also released `31.4 crores to the IGI for northern access road that is likely to provide alternative connectivity to areas like Dwarka.
In connection with the Dheerpur residential scheme, it has been decided to change its land use from residential to public/ semi public university campus area, along with a district park. While 31.79 hectares will be for varsity campus, at least 25.38 hectares have been earmarked for district park.
Since the area has water bodies and wetlands, the project to be developed there will have to incorporate them in its layout in such a way that the water bodies do not get destroyed. The DDA said that the land use was changed after it was noticed that area had a “bowl shape” considered apt for water harvesting. Environmentalists have been expressing concern over killing the water bodies in the area in the name of development.
Meanwhile, the DDA has also decided not to go ahead with the proposal of micro-brewery (or brew pub) at the Indira Gandhi International airport. It noted that, as per Master Plan for Delhi-2021, micro breweries have not been permitted in the industry list, while “breweries and potable spirits” have been mentioned in the negative list. The DDA has requested the Union urban development ministry to include “micro breweries” also in the negative list.
